Escape of water at 14 Corn Exchange, Westbury — claim CS-2041

2. Cause of loss

The silicone seal between the tray and the tiled upstand had perished along its rear edge. Moisture readings were above 40% in the plasterboard beneath the tray and fell to normal levels 1.5 m from the source.

3. Findings

• Kitchen ceiling: 4.2 m² of plasterboard saturated; two downlights failed on test.
• Bathroom: shower-tray seal perished; tray and waste are sound.
• Contents: one oak dining chair water-marked; no other contents affected.
