2. Cause of loss

The silicone seal between the tray and the tiled upstand had perished along its rear edge. Moisture readings were above 40% in the plasterbaord beneath the tray and fell to normal levels 1.5 m from the source. We found no evidence of an earlier repair or of a long-term neglect, and the policyholder reported the leak on the day it apeared.

3. Findings

• Kitchen ceiling: 4.2 m² of plasterboard saturated; two downlights failed on test.
• Bathroom: shower-tray seal perished; tray and wastepipe are sound.
• Contents: one oak dining chair water-marked; no other contents affected.
