Both contractors inspected the property on 18 August 2026. Their quotes include VAT at 20% and are valid for 30 days.

Northwind Ltd’s quote is the lower by £495.00 and covers the same scope of work.

5. Recommendation

Settle at £4,250.00 under section 2 (buildings), less the £250.00 policy excess. Instruct Northwind Ltd, whose quote is valid until 15 September 2026. No liability falls on a third party.
