1. Summary

Water ingress was reported on 11 August. The site visit confirmed staining to the kitchen ceiling, consistent with a failed seal around the shower tray in the bathroom directly above. The damage is sudden and accidental and falls within section 2 of the policy. We recommend settlement at £4,250.00, the lower of the two contractor quotes.

2. Cause of loss

The silicone seal between the tray and the tiled upstand had perished along its rear edge. Moisture readings were above 40% in the plasterbaord beneath the tray and fell to normal levels 1.5 m from the source. We found no evidence of an earlier repair or of long-term neglect, and the policyholder reported the leak on the day it appeared.

3. Findings

  • Kitchen ceiling: 4.2 m² of plasterboard saturated; two downlights failed on test.
  • Bathroom: shower-tray seal perished; tray and waste are sound.
  • Contents: one oak dining chair water-marked; no other contents affected.

How do we know the seal failed suddenly and not over months? Underwriting will ask.

Added the moisture readings in §2. @Mark Rivera does that cover it?
