Notes

The leak came from the first-floor shower tray seal. The ceiling below took the water; staining on the kitchen walls is below the ceiling line only.

Prices exclude the replacement of kitchen units, which are undamaged. Any hidden damage found when the ceiling is opened will be quoted separately.
