1. Summary

We attended on 15 August 2026. Water escaped from the first-floor shower tray seal and damaged the kitchen ceiling below. The claim is for the ceiling, two downlights and redecoration.

We recommend a reserve of £4,250.00 including VAT, subject to the contractor separating the ceiling and wall decoration costs.

2. Cause of loss

The silicone seal around the shower tray had perished. Water tracked along the joist into the ceiling void above the kitchen. Moisture readings in the ceiling were 38% WME at the stain and 12% at the perimeter.

This is an escape of water under section 2 of the policy wording. Gradual deterioration of the seal itself is excluded; the resulting damage to the ceiling is covered.

3. Policy liability

Cover is confirmed. The excess is £350.00. No under-insurance applies: the rebuild sum insured of £410,000 is adequate.
